When it comes to real estate ventures, one of the biggest challenges is making sure you budget for the unexpected. We had a contingency set aside for any unexpected repairs or expenses so we wouldn't have to scramble to figure out a way to pay for any issues.
The most rewarding part of the project was doing the final walk through of the home with my family. My favorite part of this deal was the buyer’s reaction once they closed on the home. When the buyer is happy with the quality and character of the home, it's always a great feeling.
For my next deal, I will make sure I build relationships with the neighbors. I believe that building relationships with the neighbors lets them know that you care about the neighborhood.
This current project showed me how excited neighbors are for new builds in their community, but they also want to feel like they are part of it. The neighbors for this project were very helpful to us, so we want to make it a priority to always build relationships within the communities that we develop.
When I first began investing in real estate, I wish I had known how important it was to keep my business organized. Now that I have a team and systems in place, it allows me to focus on my strengths.
